There are different types of condos on Maui. A lot has to do with County zoning. There are condos on Maui that only allow long term rentals. Long term rentals are rentals with a minimum of 6 months. Then there are vacation rentable condos (short term rentable). This means you can rent it out daily, weekly or monthly or even yearly. In other words it is a lot like a hotel room or suite.
Vacation rentable condos on Maui tend to be priced higher than long term rentals (compared in its own category). This is due to supply and demand. Short term rentals allow an owner to typically garner higher rates and flexibility of use. An owner can strategically block out his days that he doesn’t want to rent because he/she wants to come and use their own condo. The flipside is that there is more work involved in a vacation rentable condo so unless you live on island and want to do all your own bookings and coordinate cleaning etc. you will need to pay a rental manager to take care of your vacation rental condo. They will charge more than long term rental because there is more labor and marketing involved. Remember to be a successful vacation rentable condo owner you are essentially in the hospitality business (or rather that is what you are hiring).
