Luxury is in the eye of the beholder…but for purposes of this Maui County Luxury Homes Market Report it pertains to homes (condo report will be in my next writing) sold at 2 million and above on the luxurious County of Maui (Islands of Maui, Lanai, Molokai).

So how does this fare to same year-to-date last year? Well, including the outlier sale last year of 4446 Makena Alanui Rd. for $41,775,000 (not a beachfront property) the total number of sales is very close, 37 units same time period last year versus 36 units same time period this year.
The median price was $3,100,000 compared to $3,360,000 this same time period. The average last year was $4,739,540 compared to the average Same time period this year was $3,746,347. What is interesting to note is that there were 9 homes sold at 5 million and above this year to date compared to 6 homes same period of time last year.

Homes in great condition with fabulous views and amenities priced right are selling. The majority of the buyers were domestic, which is a shift from the Canadian buyers of the past. Mostly non owner-occupants.
